One apartment, two independent homes.

An auction property in Livorno redesigned to maximise its real estate potential: one apartment divided into two fully independent units, each with its own entrance, bedroom, bathroom, and kitchenette.
The key constraint — and the design driver — was the fixed position of the existing plumbing and windows. Rather than fighting the structure, the project worked with it: the bathroom and service zones of each unit were anchored to the existing drainage points, and the distribution of spaces was derived from there. The result is two compact but complete homes that read as intentional, not residual.
Beyond the spatial logic, the operation has a clear economic rationale: two independent units generate significantly higher return than a single larger flat — whether rented separately, sold individually, or used as a primary residence with an income-generating guest unit.

Il vincolo principale — e al tempo stesso il punto di partenza progettuale — è stata la posizione fissa degli scarichi e delle finestre esistenti. Il progetto non ha combattuto la struttura: ha lavorato con essa, ancorando i bagni e i servizi di ciascuna unità ai punti di scarico esistenti, e derivando da lì tutta la distribuzione degli spazi. Il risultato sono due abitazioni compatte ma complete, che leggono come scelte intenzionali, non come compromessi.
Oltre alla logica spaziale, l’operazione ha una ragione economica precisa: due unità indipendenti generano un rendimento significativamente superiore rispetto a un singolo appartamento più grande — che vengano affittate separatamente, vendute singolarmente, o usate come residenza principale con unità da reddito.
